My family and I cannot express enough the appreciation and gratitude we have for the way Larry successfully navigated our complex and somewhat unique needs relating to our family's property listing, and the outcome he was able to achieve. I was tasked with selling my grandparents home remotely, after moving them up to NJ to assisted living. The sale was time sensitive, in a difficult market, and nothing had been done in preparation for a sale prior to needing to list their home. We were dealing with work obligations, our grandparent's health issues, and their move up North, and we trusted Larry to handle everything down South. Larry went FAR ABOVE AND BEYOND, managing and coordinating many things I am sure any other realtor would not, and worked with us on every step of the process. We came to Siesta Key for vacation and went home 2 weeks later with a new house contracted for in The Cascades in Sarasota . The best thing about the whole process was having Larry Cushing as our agent. We left Sarasota 4 days after our offer was accepted.We. Would not return for 3 months Larry told us not to worry that he would take care of everything and believe me he is a man who keeps his word. He made sure personally that all the little things in the contract were taken care of. He personally was there with the handyman. He personally found a roofer to fix tiles on roof before an expected storm occurred. He was there to see it was done properly. He was there personally when the home inspector went through the house and made sure all things noted were fixed. He led us to an insurance agent who wrote our policies. He was there for closing in our absence.All documents leading up to this were sent by esign in a timely matter . All orchestrated by Larry. As you can see the process does not end when the contracts are signed. Larry becomes a part of the family and watches over the details.He personally set the thermostat in the house and shut off the water outside when our return was delayed for a month. Without Larry things would not have run as smoothly as they did. I trusted him with the keys to the house and he checked regularly to make sure all was ok even to the extent of doing video call walk throughs with us. We have lived in the same house in Memphis 54 yrs so we knew nothing about buying a house today. Without Larry ,a man of his word, we would have been lost. Larry is not just an agent . He is a friend as we have gotten to know his whole family. Deals get done and contracts get written but you need someone like Larry to be there for you. And people like Larry are rarely found today

We are fortunate to have worked with Larry Cushing in the sale of our first home in the Cascades and the purchase of our second house in the same community. Larry found the perfect house we were looking for while we were in NJ and walked through the house with us on face time. He was invaluable in facilitating our purchase of the house. We relied on his expertise and his judgment. He then listed our original house for sale. Because we were in NJ he and his wife staged the house for sale. They did a wonderful job and the house was sold in a day above the asking price. Larry has flawless judgment and impeccable integrity and we recommend him enthusiastically.

I met Larry at an open house that he was holding in March of 2021 and that's when we started our journey to locate a home for me. There were many obstacles at this time which included a Pandemic, me being rather picky in my tastes, rapidly soaring home prices, and bidding wars. Larry has a very calm and positive demeanor and treated me like a family member. I could tell that he was ALWAYS looking out for my best interests! He didn't give up on me when I took a step back from my search to help family with health issues. When I was ready, we found the perfect home for me but not without the challenge of going up against 6 other offers! In this crazy market, one needs a Realtor like Larry with knowledge, expertise, experience and patience. I would recommend "my friend" Larry Cushing to help you with your Real Estate needs! :)

-- Larry was my realtor on the recent sale of my house in Cascades. He was absolutely perfect in every way. In the middle of a pandemic with an owner who needed to move into Independent senior living, he helped in so many ways. I honestly think he is by far the best realtor I have ever used. I am a Canadian who has recently sold a home in the Cascades community in Sarasota. Given that this was a long distance transaction and therefore a little more complicated, I have my realtor, Larry Cushing, to thank for making the process as seamless as possible. We are very grateful to Larry for all the assistance he gave us in purchasing our new home. We met Larry at an open house and immediately felt comfortable with him and appreciated the knowledge he had in that particular community. Since he made us feel so at ease at the open house, we later contacted him, telling him the type of property we were interested in and he was quick to followup when those types of homes came on the market. Larry did an outstanding job in selling our home! It was sold in one day at full asking price - you can't ask for more than that in a real estate agent. He has excellent follow through and attention to detail as we managed the many aspects of the selling process. Larry knows the Sarasota housing market and provided excellent advice. Larry is a delight to work with and we will recommend him without hesitation to our friends and neighbors.
